Or would these markets be more at risk of a larger slump than say a Denver or Salt Lake?

You truly make the money when you buy, so it'll come down to partnering with a solid agent to help you find that golden nugget.  

From what I can find, the average price per sqft in the greater Denver area is about $150 per sqft.

You can also network with other investors and hear their experiences and get their recommendations.Several of the gurus have conferences....Michael Blank, Brad Sumrock, Best Ever in Denver soon, Rod Khalif, and i'm sure plenty of others.

And, anecdotally, you'd be surprised what you can get for your money in this part of the state compared to other desirable areas like Boise, Coeur d'Alene, Bend, Denver, etc.
