Fellow Landlordians,Looking for some advice, insight and expertise from you folks who have been dancing in the investment-home mosh pit far longer than I have.I own four rental properties in Central Florida, all single-family homes of around 1,300 square feet.

In this scenario, I'm thinking I need to account for potential evictions, making the units rent-ready, vacancy and new tenant placement.The Central Florida area is getting crazy.

central valley up to Lake co.. look between Redding and Woodland etc etc there are plenty of places you can buy that will cash flow.. without going all the way across the country.. you could look at student rentals.. you could do air bnb in a place like Portola  Greagle  plenty of places to buy in CA.

How much is customary cost for an Appraisal in Central FL for a small Duplex?
