I'm looking for advice and input on whether our initial strategy idea seems sound--We have up to $400k cash to invest in a property (this is aside from other cash reserves that we want to keep on the side).

When you purchase the house who picks up the keys after closing?

I will only live in one of the units 4 out of the 12 months of the year because the other 8 months I will be with the Angels organization, during that period they provide a place for me to live and also food, so during those 8 months I would have more money I could save up and use in my house hack.

My background is a flipper, so my campaigns are usually simple letters/postcards offering cash and a fast close.

I actually grew up in Kuttawa, KY and went to high school in Eddyville (class of '93).

Then the Tenant will see it, close the account, and disappear.Best option is to turn it over to collections.

You will have a difficult time selling the park with the house attached down the road even after you fill it up and improve the CAP.And a second word of caution since I am sitting here spewing advice... those two vacant TOH homes depending on condition and the 6 vacant spaces should have zero value in establishing the park's value. 

I was thinking St Pete because there's no more land to build, it also seems the city is up and coming(The approved Tropicana Project), and the proximity to the beaches.  

No matter where you are in your career, most jobs require more from you than just showing up and doing your job.
