More than likely, you'll be sitting on the loan for awhile, or putting some extra money in if you want to refi.Still, the FHA can be a great way to get into the game when you're first starting out.

Just enough skin in the game that if you walk the owner is compensated.

The reason the buyer has the resources, and you may not is a result of you believing that making a decision to put some skin in the game (ie... the money) should be able to be influenced by someone who has no intention of putting their own skin in the game. 

They have more skin in the game then you do.Make sure you get clear title.

I just refi'd with @Chris Mason (no relationship, no stake in the game, met him on BP on Jan 29 and closed a refi a week ago) and recommend him for CA loans, he has a handy google sheet he can web share with you and walk through all the numbers and scenarios.

4) Get in the game some how: Buy something, find a deal and partner, volunteer to learn about construction, etc.
