The closest beach is a 5 minute drive and there are several beaches within a 15 minute driving radius.To this point, I've only evaluated/invested in multi family properties in the Boston area.

I currently live in Boston and grew up in Iowa and neither places is this such a factor.

The biggest issue is the downpayment in the greater Boston area are crazy!

Have been house-hacking(ish) my Boston condo (formerly my primary residence since ‘04); currently renting for ~$3500/month for 8-10 month’s of the past two years and for significantly less for a little while before that ( as i transitioned gradually from renting/airbnb’ing as a one bed with my crap stored in the second to more of a proper furnished rental).

But it is not just distance, the area should have similar amenities, transportation, desirability etc. 

This, and the public transportation options are (loosely) correlated to rent amount you can charge.

I'm required by ethics and law to get him the best deal possible - but I cannot lie to do it.That said, I'm in the process of selling a property in the Boston area for another BP'er.  

@Tandi Hufnagel Unless you have a time machine that will transport you back to 2012, Arizona and Nevada prices have gotten to high to cash flow well.

I was doing some flips up til 2006, and then moved from Boston to DC. which took me out of the game for a but at the right time.I could see new construction getting hammered in Denver, Dallas and other growing markets if we hit a recession, which could in turn lead to less mobility in moving populations.
