I’m still blown away that people will invest $20k-40k without first spending $1k on a plane ticket, hotel and rental car.

David I did not check it out in detail but I have been funding buy and hold investors from out of country and state that are targeting some of the little burgs were you can buy houses that are pretty nice for the price of a used or new car.. not sure the long term value play but they seem to like them.. will see how it all shakes out ..

So the amount of years you do anything means very little.You are taking an opinion, and dressing it up as fact.You can be in business for 300 years, but if you have never been exposed to a car, you will swear by running is the best form of transportation.So yes, you are not wrong. 

I actually had a tenant who was elderly and without a car who paid my increase in rent before ultimately leaving at which point she paid the penalty to break the lease and leave.

I even wondered if one of tenants running car repair or some other business from there.

Your car insurance WILL go up, mine went up by more than $100/mo (had to leave the insurance company I had for years for a much lower premium with the same coverage), some counties in MD also charge a county tax on your income in addition to the usual state and federal income tax.

Keep in mind, that person's offer is automatically lower than the same offer with someone not using an agent so compensate your offer accordingly. 

Did I mention that previous owner dealt with tenants who wash their cars in the building?

What was it like the first time you drove a car, changed a tire, replaced a hot water heater, or reloaded shotgun shells on a progressive reloader? 

Then they blew out the old double garage making it into a massive kitchen, added a 3.5 car coach house & made the original tired old kitchen/dining room/1/2bath/hallway into a ground floor master bedroom with an ensuite.
