Sandro and Chris,This is an old post, but I currently live in Germany as an American and have been looking at ways to buy in the states (especially foreclosure and fixer-uppers), and flip them.

Don't go thru a state farm or american family on a policy like this go to a true broker and if you need a guy let me know.

The only thing that I've heard that they don't especially excel at is smaller owners, but I'm also a member of the American Apartment Owners Association which has a good bead on the smaller investors.
