If you’re in a good local Facebook group for real estate investors, your local reia may have a group, ask them for recommendations for a good title company or attorney.

Hopefully your brokerage is connecting you with one or more mentors - I know a lot of the more experienced agents have more leads than time, so maybe you can work out something to follow up on those leads in exchange for paying a referral % and/or host open (vacant) houses to get people to add to your CRM.For North Jersey clubs, check out BiggerPockets events, Facebook groups, Meetup events, and google for North Jersey / North New Jersey REIA.

Facebook Commercial Real Estate groups for example are filled with people trying to daisy chain properties that are being marketed by actual brokers, adding no value but attempting to get 1% on $20MM deals.
