Go to real estate investing meetups in your area, get to know local investors, read books and listen to podcasts together to figure out what you think you want to do the most and what will benefit you, depending on where you live, the most.

In the last 6 months i've acquired two more short term rentals in the Poipu Beach area and completed a 1031 exchange.

If you use keywords like Chicago, Atlanta, Elgin, etc. investors in your area will be able to help you better than those like me who don't know your area very well.

If you are a little fish, or a new fish , or a late fish to filing it’s highly likely you will get pushed out with an extension.

They have a place they could potentially close on by the end of the year, but its new construction and the closing is subject to change based on the builder (and the area was just in the path of Beryl, so that timeline could have been impacted), so if that's the only thing they're thinking of exchanging into, I'm inclined to suggest they consider consuming the losses now for simplicity's sake, especially if the exchange timeline can't be guaranteed to work out.

However the grey area for me is wondering if I need to assume the entitlement or can she keep it in the loan so the 1 year occupancy is waived and I can rent out.Mom does not own a primary residence but she certainly could if she’d like too.
