A mortgage allows you to lock in todays price, then have others pay it off for you.After i understood that I became very pro leverage, but I still wont keep more than 70% ltv on a property, and I keep adequate cash reserves to be able to adapt to a drastic market change.Because if you lose the property, the power of the leverage doesn't mean anything.

I wont have very much money to spend on unexpected expenses right away but that is a risk i'm willing to take to get started.Other than doing my own research and educating myself on this industry i'm working two jobs to save up for a down payment and building my credit up so I can get approve for a mortgage.

you wont be able to get another fha but you can do a conventional owner occupied if that is what you are looking for which usually runs 5% down.

I've lived here about 2 years and the maintenance is limited and the HOA fees are in check. we had a bad year with a fire that destroyed a whole building and a tree falling into another and are only being assessed $200.Mortgage taxes insurance and HOA total to $960/month.
