low maintenance 2 bed 2 bath condo ATL suburbs

I currently own a condo in Smyrna sandwiched between two new mixed use projects -- the braves and another smaller shopping center with apartments and grocery. 

In the next year or two I would like to move and keep this place. I've lived here about 2 years and the maintenance is limited and the HOA fees are in check. we had a bad year with a fire that destroyed a whole building and a tree falling into another and are only being assessed $200.

Mortgage taxes insurance and HOA total to $960/month. I'm confident that I would be able to rent the place out for at least $1200/month, maybe more depending on what the new apartments in the area fetch. 

The only thing I'm a little concerned about is maintenance. I will be replacing the hot water heater this year and the AC unit is on its last leg but would be replaced before getting a tenant in here. 

With limited vacancy and no property management this would be a little above a 1% deal.

Is it worth it? This would be my first property and won't incur a lot of maintenance costs. Cash flow would be there and all major appliances would be in good shape after new AC and hot water.
