Lawyers tend not to go after assets that have no significant equity.I do agree that if there is a plan to sell this property then having it in its own entity can be beneficial, but if your plan is to cross collateralize the equity of your portfolio this could limit that ability.

The books are crap from the seller, the loan balance is small so only local banks want it, the loans are harder to do because the buyers tend to have less liquidity starting out and net worth, the buyers tend to not have a track record of owning that type of asset, etc.

Speaking for myself... we provide our customers realistic schedules, and we're good at sticking to them (Barring acts of God or delays beyond our control)I would tend to say that if you have a contractor that you have to prod to get to completion dates, you've either hired the wrong kind of contractor or you set an unrealistic completion date.TL;DR - Hire a professional who will do what he said he will do.

If you have houses that tend to be nicer than the competition, then you will get flooded with section 8 applicants but also have no problem attracting quality non section 8 applicants that are willing to pay just a bit more.Regarding the full voucher amount...in my area, that means you rent to them all bills paid.

Indy college rentals aren't as good as the usual college town rental [like Indiana University in Bloomington].The rents tend to be a little low and turn over is high - which is to be expected.The homes themselves are mostly older homes and tend to be priced higher than the same home in other neighborhoods with similar rent.
