In my BRRRR projects I tear out the kitchen and improve the layout, all stainless steel appliances, (the cost is minor compared to white appliances but looks so much better) open up walls for the open concept, gut the bath minus the tub (refinish the tub), new flooring (mostly hard woods), replace windows if necessary, new six panel doors, paint the entire house inside, possibly paint the outside if necessary.

This is exactly why I have all my sellers force buyers to do inspections right in the beginning - because it really sucks to go all the way through the approval process and have the buyer walk away after over a condition issue that could have been found and negotiated earlier, and now its just too late and everyone involved wasted months of their time for nothing.

If the interior walls, hallways windows etc, are all perfect no signs of sagging , then I am sure it is just a " nothing " of a crack,,,,,Good Luck

They sell a mortgage backed security comprised exclusively of <80% LTV loans, which this one would be, and mortgages going into that MBS have some of the best rates in the country to boot (since there are ZERO 3.5% or 5% down FTHB in that package, it's super low risk, Wall Street pays a premium for it, which they can pass onto the consumer while still hitting their profit numbers, hence low rates).

I would take out ALL metal plumbing and update waste pipe to PVC and supply to pex.HERE, we have a lot of rust, calcium deposits, and lime, besides grit ruining faucets etc.
