Investment Info:

Single-family residence buy & hold investment.

Purchase price: $150,000
Cash invested: $42,500

4/2 1830 Sq.Ft. SFR inside the loop needing minimal work to be rent ready.

What made you interested in investing in this type of deal?

Long term buy and hold in a gentrifying area that is in high demand for Section 8 housing.

How did you find this deal and how did you negotiate it?

MLS. Paid list price as it was massively discounted.

How did you finance this deal?

Hard money

How did you add value to the deal?

Added closets and hallway walls to make 4 legal bedrooms and eligible for Section 8 housing voucher holders.

What was the outcome?

Jury is still out. Acquisition stage is complete, but the most challenging part of doing a 4 property cash out refi as the exit strategy has just begun.
