You will be fine and will boost your Cash on Cash exponentially way beyond the 3% (assumption) you will save from the Listing Agent's side.Always remember: commissions are calculated on the TOTAL sales price but the come out DIRECTLY ONLY FORM YOUR EQUITY.

Y'all can locate that new ones cation in your living place if you can close it off and it has few distractions, especially personal ones.Always remember to research your prospective properties by doing math analysis and try to look at it or have a clause in the purchase property contract that gives you the time (usually 10 to 15 days) to make a detailed inspection upfront and possibily back out of the subject property deal without a penalty that hurts you too much.Find/hire a local and experienced in what you do to help you get things accomplished for you that meets your goals and plans.

You can search tax records for things like non-owner occupied homes, or homes that should have lots of equity, etc for free... the the other leads you are talking about comes at a premium (above the monthly membership) if I remember correctly.They are a legitimate service.

Remember this is 6 units too, so any loan would need to be commercial and at a higher interest rate.Working those numbers backwards, 44100 X 55% gives an NOI of 24255.

I remember being told by the property managers of these buildings not wear my building security tag if walking downtown because people may attack me thinking I am a stock broker working for one of these banks.I keep asking myself would it be better to buy a property and not leverage it so my cash flow would be higher but it would be the most secure way invest in the event there is a correction.
