Being that you have 100-120k in wealth, I would try to invest in properties that are in good areas and have high curb appeal.

Wholesaling real estate is very appealing to me so that is where I want to start and I am currently searching out my first deal.

I like the idea of buy and hold, probably because the idea of eventually having a "salary replacement" in the form of rental income streams is appealing.  

Pittsburgh is affordable to live so it draws many professionals seeking a city that has a lot to offer...that youthful vibe that is so appealing!

This is why wholesaling looks appealing to begin with in order to acquire some of that initial cash.  

I'm a very visual person, so I can walk into a room and "see" the finished product.
