We narrowed it down to:- Code Violations (trying to find distressed properties)- Pre-Foreclosure (assuming landlords have some tenants who haven't been paying rent during the moratorium and don't feel like dealing with the headache anymore)Our thought process is in the current market environment, the only type of houses we will be able to wholesale will be houses that need a lot of rehab.

So if she doesn't sign and she has violated her precious lease since she didn't pay rent for 6 months, how would I get her out of the property?

And you could go after the original tenant in small claims court for lease violations and damages but all you will end up with is headache and wasted legal fees.

A tip, do Not get your “free” title insurance by using the selling bank’s title company...they often do sloppy research and do not cover certain things they may not make the effort to find (code violations, outstanding utilities, etc).

thank you Nathan, So I will send a notice to quit saying she violated continuesly late payment, smoke inside and unauthorized occcupants all together. and send her 30 days notice to cease or quit .is that what I should do?
