Hi @Courtney Redfern, it sounds like a jointly owned LLC or similar entity structure would be fitting for you (subject to a tax pro or legal pro verifying this idea) and would allow for a simple, track able partnership vehicle.

My issue is, and I am curious if anyone else has had the same problem, the Do Not Call website sent me an email saying "you've exceeded the amount of numbers you can verify"My question is: How can I continue to check these numbers against the Do Not Call list after having received this message.

@Chasing Vega When you send a document for recording, the county recorders office is not verifying who owns an LLC, they are only checking to see if the documents meets their requirements to be recorded (e.g. page formatting, upper white space for book/page stamp, font size, signed and dated, legal description, grantor/grantee info, notary stamp, etc.)

There're also many alternatives outside 1031 like Oz, dst or installment sale.For 1031 exchange, the most difficult part is actually not 1031 itself but verifying and do the due diligence of the replacement property and the strategizing for that.With the very low-interest rate in today's rate, eviction and the availability of Sec 121 sometimes I do think the best replacement is the house that we can use our own, either as primary or vacation homes.

If it's a private owner, use public records in your County to verify that this person does in fact own the property, and if applicable, that they've got the appropriate permission to rent it.
