I've already tried checking local CAD sites, ROAM, etc but haven't seen the docs update.Asking bc in the past there have been deals I missed pre-foreclosure, they signed with someone else only to have that deal fall through and I was able to sign/sell deal before next auction cycle.

Sometimes being nervous to ask a question and waiting, might turn into a week of "dont knows" so just ask!  

You are going to be surprised at the accumulation of these figures and that surprise could be catastrophic to find out when you can't make a mortgage payment because you have a vacancy, have to replace the HVAC or you have an expensive tenant turn due to damage.  

Eventually, I would like to have the cushion in order to purchase one or two vacation/family homes and turn one into a bed and breakfast!

Vacancy happens...well that's great for PM who make money by turning over the property, lease up fees, etc.
