I have also started to prepare for the real estate salesperson license in Virginia since I seem to believe it is a very helpful tool in assisting the REI process.

I like that thought, and yes, I stand to loose a profit if I don't do this and yes, the flip should work fine and a plan B is in place as well.

I've thought about letting my loan float and re-lock, but that would cost even more than just extending the lock.My second question is regarding liability.  

@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

My first thought on this is yes, you will want to have representation of some type, especially if you are not an agent yourself and cannot get on site to verify the property.
