I think Dave Ramsey(who I respect but don't worship, lol) would be highly disappointed in me for even thinking about doing this, SMH.

Hey Jean, no hard rule to this but with properties I've sold, I always think it's best to communicate with your tenants to get ahead of any potential issues.1) Potential buyers will likely need to walk the property, so you'll have to schedule with your tenants.2) They might see the house on Zillow, Redfin etc and think "Am I going to get kicked out?

Just thinking in broad terms and comparing to Davidson, I'm not so sure you would net that amount. 

You can list your property at the local Housing Authority and I think some have an online database of rentals, but we've never used that.

So while there is gentrification, you have to be realistic about timeframes and think in decades not years.

I think the tough part about targeting the film industry directly is that in order to consistently pull them you will probably need to get in touch with someone in that industry and pitch it to them.

I don't think you need to know how to underwrite your own deals, but knowing what commercial underwriting looks like and the metrics mean would be a good place I would recommend starting.
