Or the Seller has 65 family photos on the wall and their life's collection of collected trinkets displayed all over the place and decides to leave them there as they for some reason believe Buyers will find them just as interesting as they do.IMO, the biggest disavantage for the standard Seller is not the hypothetical 1-2 bad comps in the area, it is that they deal from more of a heightened emotional state in selling their home than an investor who deals with it as a biz decision.

thanks guys..Ben - what you said about talking to sellers is right. i'll be honest and say that i got about 20 calls and only 1 appt. i need to work on my conversion skills over the phone. its much different talking to these sellers as a buyer than an agent (what i'm used to from the past).

The seller stating they are backing out and going to sell to another investor is nothing more than an object and you need to learn how to handle this objection.If the seller threatens to sell because of the hurdles, you need to get on the phone and deal with the seller.
