What techniques are you currently using to find investors? Which ones have been the most successful? SDIRA education calls, networking at clubs, trolling for passive investors...what works for you?

Some recent posts have mentioned that finding deals, finding money, and solving problems are the three main foci for real estate investors. I seldom see posts on BP exploring how to locate investors though. Let's network some and see if we can learn something from each other.

I think that list is fairly easy to build.

I would run a search for active multiple property absentee buyers over the last 36 months. Use an above 50% equity filter, don't exclude trusts and corps. Run a similar search for private money to pull HML and possible JVs.

As for finding the rehabbers that same list should include a filter for property condition at purchase and if so look for poor condition as a filter.
