@William CostelloI would think that sharing the risk with a team is also very appealing in syndication.  

It would behoove a buyer to visit the place to put a local team together who can run the day to day for them.Questions to ask your agent: What deferred maintenance is known and what were some recent capex items done on the property?

The well put together and pristine offering package definitely displays the professionalism of the team, however, investors should not take the pretty colors or pictures to make their decisions. 

Building and maintaining a good team is harder OOS.
