One thing so many investors forget to look at is what are the rents of apartments going for in the area and then add the price of the amenities, like pool, workout rooms, clubhouses, ect.

At that point, your pool of buyers increases about 20-fold.After that, it depends on the location, the comparables, the price point, the buyer demographics, the time of year, the type of house, the condition of the house, and lots and lots of other things.

The rent will be much lower so you'll need to make sure you buy right in order to get the CF you desire based on comparable rents.The rents and tenant pool should be a concern but exit strategy should be your main concern buying a home that would be fairly undesirable to any family with a size >= 3.
