This will work in almost all cases, although sometimes on bank-owned properties they will reject this language.In my sales contract, I list myself as the seller, as I either own the property or if I don't I will, as I double-close (buy immediately before selling).You can find some contracts here, but I would recommend contacting an attorney who can make sure your contract addresses the specific situations and types of properties you are encountering, and make sure they are suitable for your state.http://www.biggerpockets.com/real-estate-forms.html
