And what you can and can't filter from each lead source inclluding find motivated sellers now, which I've got a life time sub to, listsource and others.Tersely a direct marketing lead must:- target high stress for the seller.- stress includes divorce, late taxes, landlord is evicting (again), code enforcement, vacantHow must stress is needed to turn an address you mail into a deal?

I will probably not venture back into that arena again for a little while for two reasons; 1) it was a little more stressful overall than BRRR, and 2) my price range isn't sufficient to make that level of stress worth my time as much as BRRR.If you have a pile of cash yourself, or somebody else's, then you can do well and make great money.
