Whatever you do if you are able to connect with the renter in a way that provides the message that you two support the same agenda then things will go much more smoothly. 

I've never smoothed over tough situations better than offering free food for broken appliances or a couple nights in a hotel while having to do drywall repair. 

It took a lot of work to smooth it out to get a flat ceiling. 

Far from being under-staffed, we are quite robust for this particular industry at 73 full-time employees.I would say instead that we are rather picky about who we would like to do business with and have developed a system designed to allow our ideal investor to move forward smoothly and prevent us from allowing investors to purchase from our company before they have fully vetted us.  

As long as things go smoothly all is good but once you hit a bump in the road you still have the same landlord responsibilities as before.

It's possible that it could be a frustrating and spendy situation, but it's also possible that it could go smoothly. 

A guys got to sleep at night, and I know people made exceptions for me when my life wasn't going real smoothly.  

I am not trying to be mean, but even experienced landlords can be fooled by a smooth talker.

Speak with your broker, they also may able to help you smooth it over.
