I am a sucker for english Tudors and it was in a pretty stable neighborhood.  

1% are common on the MLS and home values are quite stable.

I'd consider how stable the STR regulations are in the area where this property is and seriously consider what would happen to your goals if regulations changed and cut your cashflow.

Again, they were looking for stable income as a % of their total net worth in investment real estate (something like 20-50% depending on age and exposure).

Andrew added 3 bedrooms to the basement, plus one egress window and added some cabinet and shelf space in the kitchen to support the 6 bedrooms.

To get approved for any loan you're going to need to build up your work history and have a stable income.

A couple stable employers, and houses are much, much cheaper for a decent pocket and pretty well maintained property.  

In FL my tenants were much more value minded, didn't expect new and updated etc and rents were lower and more stable.

We typically put luxury vinyl floor in the houses we keep as rentals, but I got to thinking if we’re going to sell it would be faster to simply put carpet in as many areas as possible.If we could get a good enough loan on the place we could keep it as a long-term rental provided the rental income would cover the payments so if this would be the case we would regret putting carpet in the place as in Carpet has a lower shelf life.What are your thoughts?

Fountains square seems to be the more hip and up and coming area so appreciation and rent should continue to increase while Speedway is more stable and appreciation and rent won't increase as much, these are what I'm seeing and reading in general online as well as talking to some agents.I'm not looking for a rehab etc, these properties are leased and won't require any immediate repairs/maintenance.Any feedback would be greatly appreciated.thanks in advance
