I beleive @Russell Brazil raised something that went overlooked by follow up forum posts but more investors should take note of what he shared which is to focus on quality assets in quality locations.

And there's a pretty good community of fantastic people investing in Abilene in all sorts of different realms of real estate using tons of different strategies.

@Brandon Beaudoin I'm open to learning a new perspective or point of view but nobody seems to be willing to share one. 

We have a real estate attorney, but are new and hope to glean from the experience of this community. 

I have complete confidence in their ability to pay their share of rent but my concern is with the City's portion as I have heard first-hand accounts and bad cases where the City has delayed payments, delayed processing of renewal for voucher holder (and thus payments) and lack of communication.Are there folks here who have had a good experience with CityFHEPS and the City's ability to pay on time?

For turnkey options it can also be a good idea to get ahead of the historical summer peak buyer push and not have to worry about getting a rental launched while most visitors are looking to stay for the night.For properties that require furnishing, the beginning of Spring is the optimal time for out of area or absentee investors to enjoy their property, familiarize themselves with their new home and their community and get operations and supplies dialed in.
