The key I think is offering a safe and good return based on risk.

As a landlord I want to charge all I can get (safely) and then some.  

I think out of state investors should be like hedge fund investors...either more experienced or wealthier than the average investor...to be on the safe side.

Lord willing I will be able safely meet that goal at the end of this year.  

(im currently 25 yo)Should i work for a developer as an acquisitions and development associate, work as a lender for a bank so i'm exposed to many deals, go back to school and get an MBA with a focus in real estate, work as a property manager learning how to manage a property...I need the education so i feel confident and safe injecting my own money into multimillion dollar projects

Bottom line, if a higher paying tenant does not feel safe in a particular area or street, the less likely they will rent at your property.  

I buy 4-6 properties a month in Pittsburgh and I just want to see you make a very solid safe first investment.

I'm going with the house hack technique.
