If you are having a difficult time gathering compatibles, I’d go off of the lower end of the rent spectrum. 

However,  I could use actual language you've used to deescalate complaints that can't easily be resolved.

We had structural problems in the roof and foundation that needed resolving... and the realtor singles out mold remediation.

On top of that, we have seen energy prices come way back down to earth, we are seeing housing prices falling, and a large percentage of inflation WAS tied up in supply chain issues, which are continuing to resolve. 

I have never had a house tented but have had several of them sprayed and it resolved the problem every time.  

FYI this is resolved now, ended up finding a great tenant.

Not sure if you got this resolved or not, but highly used wood surfaces like a floor or butcher block counters and the like are going to have all kinds of dirt, oils or in this case even wax.  

Asking for money upfront is typical, to which a no response should resolve.
