@Erik Whiting I would caution the OP that an experienced attorney with an exceptional reputation should be consulted prior to seriously considering a lis pendance filing.

We've been successful getting multifamily deals by offering aggressive closing terms in our offers, and a reliable reputation with brokers.I've just had it up to my head with the rent regulations in California and need to head into a new value-add commercial asset class that we can at least move some of the way up the learning curve with our residential experience and team.

The biggest pro I see of Ann Arbor is the school system, which has a fantastic reputation.

If you go to a collection agency, it's important to pick a reputable one - some of them are kinda shady / don't do everything legally. 

Yes these are necessary amenities for our area, price point, and I try not to turn down repairs for existing items from a reputation standpoint.  

As for the replacement cost, I'd use a solid and reputable independent agent. 

How do you guys know who to buy these lists from - that they are reputable and not scammers?
