Is Georgia/ Atlanta market oversaturated?

I currently have an investment property in Atlanta in the West End area.  I am moving back to Atlanta to take a job.I am ready to buy my second property. I have been researching the Atlanta/ Georgia market and it doesn't look very promising for me.

Does anyone have any advice on where to look in Atlanta/ Georgia?

I am interested in multi family property however, I am not seeing much/any in the Atlanta area. I am looking at a budget of less than 250k-300k for a multi family and less than 225k for a single family. 

If there is anyone in the Atlanta area I would love to connect. I would love to start networking.

I am looking for reputable contractors, wholesalers, and property managers.
