Medical bills - get them into a payment plan.Why aren't you confident in their ability to pay rent?

Ideally if you are renovating, you are reducing the opportunity for capital expenditures. 

Might be location specific, but around here, if you have a radon system (with inspection proving the ppm count has been reduced under acceptance threshold), then there's no issue. 

If you are a safe driver I would just try to get the biggest deductible you can handle because that will help to reduce the premium you pay.

I still live in Dallas County and I am 60 years old now and thanks to my medical problems at 54 I am lucky my wife has been saving money about 25 years   She is very frugal and there are pros and cons about that.  

You can outsource it in the future, but you would be reducing your cashflow by $3240.

Then we require them to provide documentation from a qualified professional, such as a medical professional or mental health professional or social service case manager, that attests to the fact that the individual has a qualified disability AND that they are in need of this particular animal to assist them in relation to this disability.Also, keep in mind that although you can't deny a person with a qualified disability their right to keep a qualified service animal or ESA, you can require them to pay for damages as they occur.

This all reduces the risk of losing money to an unethical contractor,  and also allows you to fire a contractor and get a new one a little bit easeir.
