His issue was he was holding onto the property (and making large/costly finance payments) while deal after deal kept falling through bc the buyers couldn't qualify, etc (there was always something).

Yes @Jessica Zolotorofe, as long as all the rules are followed it should be fine, but you know when it is father/son type of situation the temptation is there to bend the rules specially when the pressure is on, hence my recommendation.

I told my agent, I'd appreciate if you quit pressuring me about the $$ factor, I don't like the tenants, and quite honestly don't feel comfortable inheriting anyone else tenants.
