In one market I'm in in Southern Utah a neighborhood called Dixie Springs only has limited STR permits and you can buy a 3/2 that doesn't have a permit for $300k or the exact same house across the street with an STR permit will cost almost $900k.

The cash flow numbers aren't very good in my area, but I'm want to look into the possibility of renting per room, possibility near a college.

I mean, you can either non-renew him and give him a minimum of the time required by law or since he is late you can move forward with the process for dealing with non-payment evictions in your state (though in Ohio if you've permitted habitual late payments you'll need to notice him first before you demand on-time payments ...
