I am looking to install a washing machine and dryer.Tenants pay their own GAS and Electric.I have a choice of putting a coin washer/dryer in the basement however I don't feel comfortable having tenants visiting the basement as each have young kids which their parents don't monitor them.If I were to install washer / dryer hookups and a tenants install their own washer and dryer.

If it's one or 2 students and you get parents to co-sign , your risk is lower.

It's our primary residence so we would intentionally only book 1-2 weekends per month and then go crash at my parents' house whenever we had guests.

Unless the previous owner did some kind of check-in procedure (which I've yet to see), it will be very difficult for me to withhold any money from their deposit because I don't know the condition of the property upon move in.

The properties are run by a manger but if my parents don't want to take those over then I wold be interested in learning as much as I can now and maybe one day step in.

@Derek GrueningThe LLC would have to be owned and capitalized by the parent C-Corp, and ultimately the income would flow to the C Corp.
