Fees Selling Raw land in California

I am trying to get the fixed costs to sell bare land for 115K in Placer County California. Owned outright for two months. Had personal issues right after buying so need to sell it fast even though we'll pay ordinary income tax. No city transfer tax, btw

No loan involved in buying the land -and- no seller financing offered

Realtor says land will sell fast (as all land does in this town but ours has extra perks like a few springs).  It just went live and has a ton of interest

I got the fees using this link from a local title company-

1. 10% Realtor Commission- $11,500
2. County Transfer Tax- (Seller pays it all) $1.10 per $1000=$126.00
3. Recording Fees- $500
4. Title Fees (yes seller pays it all)- $1500
5. Notary- $25
6. Misc Fees not identified- $1500
7. California 3% withholding tax - $3450
---------------------------
$18,601.00

Does that^^^ sound about right? does anyone think I am missing anything regarding the basics? thank you so much
