My concern is simply that renters for a duplex wouldn't be of as high of a quality/less reliable than tenants in a SFH.

Imroving your rentals over time.

Like @David Krulac I fall in-between the polar points expressed here.Though we hold mostly multi-family properties, we do have a few SFRs which are student rentals at this time.In the case of a property that may be sold to a retail buyer, I agree that you would wait until you were preparing for disposition to affect the final cosmetic renewal and possible quality upgrades (i.e. moving to soap stone counters in the kitchen). That said, we look to affect efficiency retrofits early in our ownership of a property - usually at the first opportunity provided by turnover.

where do i learn how to renovate a house?!

I have an Electrical/AC guy, plumber and contractor that are a BIG help,,sometimes I can't get that contractor and I have to use another (and I know the quality won't be there)..I have also learned from them, the contractor shows me how to do things, the electricial answers questions when I'm having a problem installing something myself,,but I am LOYAL to these contractors, I don't use anyone else, except in the case of the rehab contractor, but he understands and encourages me to get someone else if he is tied up.There are some great guys to work with out there,,they are worth the headaches you put up with until you find them

I'm probably going to fill it with a high quality, mold-resistant silicone caulk (shower grade).Generally speaking, I think the more sealer you use the better.
