Just another thought on this - since you didn’t mention it in the original post - remember equity to a lender is viewed through percentages not dollars as most people think about equity.

Nowadays, many lenders would always pick a lower rate when disclosing the LE to the their borrower, but the borrowers are not aware how much are they being charged for their origination fees.

Tough one to answer because not all investments or investors are equal so what some will find is a deal others won't.
