a good deal for a SFH flip would be the buyer being ALL IN at absolute max 80% of the ARV (including the PP, renovations, assignment fee, closing costs), but a lot of investors would say it has to be max 75%, 70%, maybe even 65%. that said, shoot for 65%, and know your renovation costs. i've used $65/sqft for a gut reno, and until proven otherwise i'm assuming it's a gut job, BUT that PPSF is not always accurate, sometimes there are unique issues with the property that would drive that number way up. it gives you a place to start, though.

I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.I have even considered building (having a builder build it) new or spec home so if anyone knows of any reputable builders?

Once you sign that agreement, you have a legal and binding document.Some fees that are placed in addition to a percentage are to help reduce the agent's fees - especially if the expected commission will not provide the agent with an adequate paycheck after the broker's cut and other investments that the agent had to make in order to help the buyer purchase a home have been removed from the commission.The challenge of the buyer is to make sure they have the funds to pay the agent.

I have a 3 party who I have used since day one $45.00 to do background  so far so good couple bumps nothing too big .Last place they lived is BIG make sure you don't skip any thing that should be done .When they are serous take a picture of the DL of all folks on the rental just like a apartment would do .

In terms of potential numbers I think I could convert the garage to an ADU and rent it for $2k and could rent the house for $4k especially if I added a bedroom  And then if I did those things it would also be worth about $1m so I’d gain equity, but I love the place so much I’d probably keep it forever.
