I'm not sure how you can enforce a fee for "failure to clean pet waste" unless you have proof it was their pet.

The basement is pretty large... about 800 SF , not including the bathroom, laundry and mechanical/storage room.

This is, at best, a bad mechanism for assessing suitability.The better portals use a broker-dealer to clear their trades.

He talked about making and keeping commitments 1) Personal Plan: Structure, system, reduce fear and confusion. 2) 1 on 1 help: walk through the process 3) Accountability: Make sure we are doing the things we need to do, use time effectively and efficiently. 4) No option for failure: Program is a one year minimum with a 1 deal promise, @J Scott if we don't get a deal done within that one year they will continue to work with us until we do and it has to be a money making deal.

Looking back, I was a fool to go along with this) .Renegotiated post inspection and closed on the building last month.Present: Tenant vacates after Section 8 refuses to pay rent due to previous owner’s failure to comply with orders to treat . . . bed bug infestation.Another tenant informs me that the city has ordered the previous owner to have the entire building treated, but he never complied.Same tenant informs me that at least three units are infested.Future: I plan to renovate the entire building and get all new tenants.It’s in a great location but there is some major deferred maintenance to deal with, and the units need updating (new floors, paint, etc.). 

The mechanics of the process are easy to understand, however it takes time to find sellers in situations where they want to sell below market value versus opting to work with an agent.  

Having simple sites like those only cause for failure in this industry. 

Mechanics liens, irs liens, masshealth, property tax liens, etc"The properties are vacant, so unless somebody moves back into these properties, should occupancy concern me?
