My investing journey is limited to the price range and associated cost for investing.

We are more in the 1-2% range right now.

In my situation, I was looking at a specific property and a specific dollar range. 

Most of my tenants are hourly and work in manufacturing or service jobs, the next few months are going to be rough for all of us. 

That's all a prelude to saying that the majority of our residents are definitely in the higher levels of the socio-economic range.

From your experience, what do you think a major rehab ranges in price?

I've been pre-approved for roughly a $160K loan, and have been looking at duplexes in this price range and below.

I have a seller who is asking for $320K for his home (3 bedroom/ 2.5 bathrooms 2100 Sqft in Parkland FL) I ran the comps and the price for the home is within normal range.

I can buy a 4 set package stainless steel (fridge, gas ranges, dishwasher, microwave) for about $1800.
