You're still groping to learn how!

I've been learning everything I can about wholesaling and am stuck on this.

The houses are typically brick, 3 bed and ranch style and although there is crime in 38118, it has a strong tenant base and these are some of my better performing houses.

Learned the hard way to make sure you know EVERYTHING about your business partners beforehand but fell in love with real estate.

I'm excited to have a good conversation with him because it'll be a good learning experience from an experienced investor and a good relationship builder.

They trust me based on my rep on social media, Youtube, etc and if they don't trust me, they learn after 1-2 offers are submitted (not high enough) and they do not get property.

I'm new to real estate investing and just want to connect with & learn from those on this platform.

Those strategies never go out of style. 

I am learning from all of you, and one day I hope to be a source of wisdom for those who post here.Since I  last posted, I have had two parties sign up on Airbnb for the place, so I am booked till the end of June. 

******************************Ok, here are my typical approaches to a complex assignment.1) determine the most important value characteristics within my subject market (location, school district, # of units, size, lot size, bedroom/bath count, remodeled, new build, specific style, other amenities, etc.)2) research available comparable sales (with those important characteristics found above) within the designated market area3) in the absence of recent good comparable sales, I will expand my search back in time, even 5 years (or more) if need be.
