I think those purchases could now become larger and the pricing will likely be lower as sellers seek sources of liquidity and quality counterparties.As to where rates go from here, it is my view that low rates are here for quite some time (maybe years)...though they may not find their way to the mortgage market for several months.Why?

As long as you have the ability to buy, and you're willing to actually do so, an agent should be happy to spend the time and share the resources that you need to make deals happen.As for San Antonio, I believe we will fare much better than most larger markets in the coming recession.

Typically, in situations like this I recommend considering that you sell your properties, do a 1031 exchange, and redeploy your capital into a larger MFR.

Also keep in mind you should have a reserve built up aside from the initial down payment to cover any larger expenses that pop up that you would need to address immediately (heat,AC, Roof appliances, etc...).

I save plenty of money in cheaper premiums to more than cover the lack of coverage.All that being said, I invest in SFH and small multi's larger commercial buildings may be a different story.
