(People run from California to Vegas then slowly change Nevada in to what they ran away from for some reason.) if the government here started coming after long term small landlords the way they are just piling on short term (Airbnb and vrbo) people that could push me out fo vegas market.

I'm not familiar with CT but I know they have to have some colleges and that's always a great area for rentals. if you are wholesaling to landlords / buy and hold investors then that's a great place to start.kudos,Mary

@Chase Gochnauer  that's my exact point your STUCK.. small value assets are hard to sell.. in non appreciating markets.. and harder to 1031 since you have so little money coming out of them.Also the major issue is many folks have no experience being landlords become landlords and don't care for it.. so it really does not matter they just want out...

@Adam Martin that's actually a structure that a lot of commercial landlords use because most of their tenants stay for many years. 

Also look at property taxes and landlord/tenant laws.
