Land transfer taxes in Toronto limit some of the more creative strategies that I can use. 

Is the land sloped away from the house or towards the house?

Other sites like Dwolla are not geared specifically to landlord/tenant, but can accommodate bank transfers.

I’ve completed THREE new homeowner/landlord classes now.

I have been looking more into vacant land (retipster.com has been a great resource) but I'm curious what other resources were helpful to you as you got started?

And on my subdivisions I am currently building I do not record CCR's or create a HOA.. its only mandatory if we do a PUD... since I am building all the homes and ( praise the LORD almightly ) they all pre sold we are in and out of 27 homes in one year.. and I just leave the folks to self govern themselves.. there are actually a lot of buyers ( at least at these price points starter homes here  350 to 400k) that prefer NO HOA

I am looking at buying a house in the DFW area that has about 4.1 acres of land, and I am wanting to know information on ag-exempt/open space exemption).

Kasan Kelley That land has already been promised/sold to developers.The city would not undertake "de-blighting" of such scale if they had not worked out a deal.Probably.

Or if I should sell the property for the land value that it has?...
