North Texas Ag Exempt

HI BP!

I am looking at buying a house in the DFW area that has about 4.1 acres of land, and I am wanting to know information on ag-exempt/open space exemption).  How can I tell if the house and land have this already?  How hard has it been for you in the past to get a house/land ag exempted?  Is there a lawyer that you may know that deals with these types of properties?  I'm completely lost.  Thanks BP
