Use logic.If your mailer worked it is because of ONE thing and ONE thing alone... by PURE gaadamn luck your letter arrived in the hands of a motivated seller.

Find motivated sellers.

The property fundamentally is a solid asset and if new debt could have been placed on the property lowering cash requirements and annual debt service, the property was a solid Go.It was difficult to walk away but I believe it was the right decision given the issues listed above as well as ongoing issues with Covid and general uncertainty in the economy.I have three other LOIs out at the present moment - so right back at it.While highly motivated to do my first larger multifamily deal, it is more important to do it right.

Though I was already clear on my numbers and motivations for this property before posting, just poking around to see any potential missed expenses or pitfalls. 

It's awesome that you're so motivated but make sure you finish sharpening your ax before you start chopping.

The number of units probably has less influence than the nature of those units.A 200-unit apartment complex will run very similar to a 100-unit or 300-unit apartment complex but will run very differently than 200 SF rentals or even 10 20-unit apartments.

I'm not sure if they're that motivated to sell.

Have your agent talk to the sellers agent to see how motivated they are.

But I know I am capable of succeeding at anything I put my mind to and your motivating me to go after it.
